Commercial mortgage lenders will frequently have very specific requirements stipulating that purchase funds must have been in a verifiable account for a specific period of time, often 3-6 months or longer (this is called seasoning because it is tantamount to requiring that the funds have matured by being in the same place for a while). Seasoning of ownership for commercial mortgage loans is similar to seasoning of funds, except this requirement involves the minimum time someone has owned a commercial property before they can refinance the property. Most traditional banks require a minimum holding period (usually a year or more) before a commercial mortgage loan can be refinanced. That minimum period is the ownership "seasoning limitation", and if it is one year then it means that a commercial mortgage loan cannot be refinanced for at least a year.

That is not a particularly troubling limitation EXCEPT in the case of refinancing after a 1031 Exchange. In simplified terms, with a 1031 commercial real estate exchange, owners are required to reinvest their equity in a subsequent qualified purchase. Commercial mortgage borrowers who have properly completed 1031 Exchanges might want to tap into some of their equity shortly after a 1031 Exchange is completed via 1031 refinancing. These borrowers will usually encounter seasoning of ownership limitations from most lenders that will effectively prevent such a refinancing. If a commercial mortgage borrower wants to consider 1031 Exchange refinancing and has recently completed the 1031 Exchange, they should seek out a lender without seasoning requirements or limitations. What is the single most important piece of hunting gear? If I wanted to be poetic, I would say that it is the hunter: a hunter must be well-tuned, skillful, watchful, aware, patient, and ready. Of course, in truth, the most important piece of hunting gear is the gun or bow. Beyond that, all hunting gear is simply fluff Or is it?

After all, did the hunters of centuries ago have GPS, Gore-Tex, sound-amplifying earmuffs, laser rangefinders, pocket-sized digital wind meters, satellite phones, and other technologically savvy hunting gear? No. Back then, the hunt was a matter of man vs. nature, man vs. beast. Now it seems that it is technology vs. nature.

These days, a hunter does still need skill, but not as much. If he loads up with all of the latest hunting gear, he can go out into the wild and bag a deer during the day and then be back in the city, dining in a fine Italian restaurant by that night.

And even if a hunter does use sound-amplifying earmuffs to improve his chance of hearing a deer coming, he still has to be able to shoot it. And if he uses a pocket-sized digital wind meter to see how the wind will affect his bullet, he still needs to understand how to use it and where he should then aim.

And so what if a hunter uses a laser rangefinder? He still needs to have spotted the deer in the first place and he still needs to have remained calm, quiet, and patient.

Wait a minute maybe all of this new hunting gear is not as bad as I thought. Or maybe it is just too easy to get carried away with it. After all, there is some pretty amazing technology that is used to come up with such advanced hunting gear.

As a hunter, the thing that you need to learn is where to draw the line. It is good to use a few of these new items of hunting gear, but you need to decide which pieces to use. If you use them all, hunting becomes less like hunting and more like a video game.

10% or less of all cancer have a genetic component attached to it which might lead one to believe that there is no cost effective use for DNA testing to diagnose cancer. But breast cancer is different because DNA testing is actually able to diagnose a mutated gene that increases a womens risk of breast cancer significantly.

When it comes to genetic testing BRCA1 and BRCA2 are the key to breast cancer DNA testing. 80% of all inherited breast cancers are attached to the mutation of these genes and they also signal that there may be an increased risk of developing ovarian cancer.

All that is required for a genetic test is just a small sample of blood. But the test is very sophisticated using a molecular technique in which DNA is extracted from white blood cells which is then sequenced.

There is only one lab that can actually do this test. The lab is located in Salt Lake City. It takes about 4 weeks to get the results back. The expense is rather high at just under $3000 for the testing, genetic counseling and insurance coverage.

Genetic counseling is critical before any DNA testing is actually done. All patients undergo need to undergo some pre-testing with the genetic counseling. This involves the assessment of the personal information of the patient as well as the medical history of the family. It also includes some cancer education as well as discussing the risks, limitations of the test, as well as the benefit.

For example a family history of cancer at an early age, or incidents of ovarian cancer and/or breast cancer in the genetic gene pool makes you at higher risk then others and it is more likely that the testing will be conducted.

If you carry a mutation of the BRCA1 or BRCA2 gene you are at a higher risk of developing breast cancer. If you test negative then you are at no greater risk than any other women even if you have had family members with breast cancer.

With all the attention paid to breast cancer you might think that the risks are actually much higher than they are. In the general population your risk for breast cancer is about 12% and a 1% to 2% chance of developing ovarian cancer. Those low numbers dont mean you dont need to be diligent with breast examinations. Being proactive and detecting breast cancer early are sure ways to increase the survival rates.

The mammogram is still the most common detection method used for breast cancer and there are newer technologies on the horizon which look very promising and are in fact in play in some areas. And although breast cancer DNA testing is currently used minimally you could see it become more main stream in the future.

Those with the gene have a 60% to 80% chance of developing breast cancer and a 20% to 40% chance of developing ovarian cancer. And its those numbers that explain why it is so critical that a breast cancer DNA test be done.

First, you must develop an attention-grabbing subject line. While its one thing to send an email out to your 20,000 prospects; its another thing to get any of them to read it. It will depend how well you can craft the "subject" line of your email promotion message.

So, how we could do it? You need to be personal in your email. There is something both attention-grabbing and exciting about seeing your name in the subject line of an email. Normally, we just love to see our own names. The truth is, when we see our name in the subject line, we immediately are drawn to it... (e.g. Gilbert, this is the free e-book that I would like you to have, etc). This could easily down using almost every autoresponder system.

By the way, do not make odd claims like "Earn $50,000 overnight." If it isn't believable, then reader will simply delete your email without ever reading it.

Personalization will typically means that it is not really SPAM. While some spammers do have access to databases with our names, for the most part their lists are built by harvesting emails.

You should also only send your emails to your target your audience. (e.g. If your audience are interested in reprint rights, you could include title as New reprint rights released today, Sell this new product and keep every penny and etc)

The prospects may receive 500 emails a day, but if they are interested in reprint rights (and they would be, or they wouldn't be on that list) then the particular subject line is going to stand out when you download your emails.

By combining personalization and targeted audience, then you have a very compelling subject line (e.g. Gilbert, reprint rights are available!)

Another key thing to attract the reader to take a look at your message is to use "power words. It will trigger our emotions and are strong motivators for reader to read furher. So what do I mean by Power word?

A "power word is a word that appeals to the senses (e.g. Unlimited, guaranteed, step by step, free, new, amazing, exclusive, deadline, first 10, etc). It's been shown in research that we do not buy based on logic, but rather on emotion. Email marketing works on that same principle.

It will be powerful if you could combine any of the Power words with a deadline.

The next thing is to use promising which is used to present a desirable result. Your subject line must make some kind of promises. In a split second when the reader views the email subject, it must clearly indicate to them that there is something that awaits them if they read your email. It must be something that the reader does not want to miss out on and it must appeal to the emotions as those they were waiting for the climax of a great movie.

Your email subject line should also create expectation. Reader don't buy products because they want your product... they buy products because they want the result of your product.

Look at the following examples:

1) "Setup your own internet business today..."
2) Setup your own internet business in a day

Both have a power word and fairly interesting. But which one creates expectation? The second one makes a promise. This is one of the biggest keys in email marketing, and yet is often overlooked. You will always have better results with a subject line that creates expectation.

If you can apply these three keys, "Personal, Powerful and Promising" to any form of email marketing you use (e.g. autoresponders, newsletters, joint venture offers), you will be successful.

Weight Watchers works on a points plan, where each type of food has corresponding points. Members are given a quota of points that they can consume for a particular period of time. If this system is followed, you will lose weight. Members also get support from a highly active online community. The weight loss is much slower than low carb diets, and may get frustrating in the long run. Weight Watchers costs $29.95 to start out, with a $16.95 monthly membership fee, totaling to over $230 a year.

Dr. Arthur Agatson's South Beach Diet is more a diet for Dr. Agatson's heart patients than for people who want to lose weight. The diet allows the consumption of good carbohydrates such as whole grains, specified fruits and vegetables, and fat in the form of non-carb oils such as olive oil and canola oil. The diet also allows snacks and desserts. It basically prohibits the intake of processed food, bad fats and cholesterol.

While the South Beach Diet offers a profound and healthy weight loss plan, results still come a lot slower than with Kimkins. It is also more expensive; at $65 for twelve weeks, you'll be paying $260.00 a year for your weight loss.

Nutri-System depends on their Glycemic Index which measures carbohydrates as either good or bad, and uses it to provide weight loss plans. In this manner, you will be given a diet that allows snacks and desserts. It is rather expensive, however, and inconvenient, as you'll have to order their food as part of being on their program. You'll be spending $321.00 a month, totaling to almost $4,000 a year. And there have been complaints that their food doesn't taste good, giving temptations to cheat.

Jenny Craig's Weight Loss Program is the most celebrity-endorsed program, participated in by actresses such as Valerie Bertinelli and Kirstie Alley. Like Weight Watchers, Jenny Craig's diet is based on a high carb + low calorie plan, and, like Nutri-System, sells her own food to be delivered to your house. Membership is $30 a month or $360 a year, and then you still have to buy her food.

Arguably the most popular and pioneering low carbohydrate diets, the Atkins Diet has been around since Dr. Robert Atkins formulated it in the 1970s. It champions the low carb, high protein diet, while allowing certain fats, claiming that only trans fats are to be avoided.

As Kimkins follows the basic pattern of the Atkins diet, the two low carb programs are similar, except Kimkins does not allow a significant amount of fat into the diet, only enough to cook and season your food and make them taste good. According to Ford magazine, following the Atkins plan is more expensive than Weight Watchers, but less expensive than Jenny Craig.

That's still a lot more expensive than Kimkins, with a one-payment only, lifetime membership fee of $59.95. And it's the fastest weight loss program of all previously mentioned.

Whenever you gather writers together they talk about writing. There are many different types of writers. Those who prefer to compose in long-hand or can only write on an old-fashioned manual typewriter. Those who write to music, demand complete silence, or create best surrounded by noise. You have the writers who must plan and outline before they can begin and those who find even talking about a project before it is drafted can stifle their creativity. But one of the most controversial divisions among writers is about whether writing is a skill, craft, or gift.

I admit that I like to stir the fire a bit because I can argue all three points and depending on how my own writing is going at the moment I may find that one viewpoint carries more weight for me personally.

I know as a teacher of writing that writing is a skill. I have taken people, young and old, who loathed writing and believed they would never be able to write -- and provided them with basic tips and tools to become good basic writers. I have taken good basic writers and given them the support and direction they've needed to become skilled writers. I've watched skilled writers with practice and determination become proficient writers. I have seen this in the classroom, at writing conferences, and in newsrooms. I have witnessed this transformation enough to know that writing is a skill that can be taught and a skill that can be learned.

I know as a writer, editor, and reader that writing is a craft. As the definition reads to craft is "to make or produce with care, skill, or ingenuity". A skilled writer can capture our interest and convey information, but a writer can also craft a story, poem, or essay that touches our emotions as well as our brains. For those who have gone beyond simply skilled to be craftsmen and craftswomen they can rely on their knowledge, experience, and instinct to create writing that does more than simply delivers -- it also sings.

I know as a writer and reader that writing is a gift. Some writers simply possess a special quality that allows them to step beyond and above the huddled masses. For some it is a special ability to shape words into images and ideas and for some it is a unique vision of this world (or another) that speaks to our souls in a way others cannot.

Are writers born or made? Many people argue that some gifted writers are born, but I am not convinced. Perhaps you could have some predisposition but I believe that writers are made. They are made in the rocking chair when Mother reads "Goodnight, Moon"; they are made under the cover with a flashlight when you simply must finish "The Hobbit" for the first time; they are made when you proudly pocket your first library card; they are made when you fill your first notebook; they are made when you submit your first poem, article or story for publication; they are made when you receive your first rejection; and they are made when you turn the computer on every day to write.

I believe some writers are supremely gifted but even so does that mean it was a gift given to them whole or was it a gift developed through years of reading, writing, talking, and thinking about words?

So, I believe, writing is all three -- a skill, a craft, and a gift. Some writers find their ability spans all three while others never progress past the level of skill.
